
STRABAG pays €150m for Poland’s Olivia Star tower, marking one of the most significant commercial real estate deals in the country this year.

Austrian construction and investment group STRABAG Group has bought the Olivia Star office tower in Gdańsk for roughly €150 million. The transaction, advised by KINGSTONE Real Estate, ranks among the largest Polish commercial real estate deals recorded for 2026.
Olivia Star rises 180 metres, spans 34 floors and provides about 40,000 m² of high‑end office space. Tenants include Nordea Bank, PwC and the Olivia Star Top observation deck operator. The building reports a 98 % occupancy rate, a figure that shows the stable, institutional‑grade income streams that attract foreign investors.
The tower is part of the larger Olivia Centre complex, which comprises seven buildings and is considered the biggest business hub in Poland and one of the largest in Central and Eastern Europe. However, the purchase only covers the flagship tower; the remaining six structures remain owned by seller Tonsa Commercial.
Strategic implications and market context
KINGSTONE Real Estate sourced the asset exclusively for STRABAG and led the buyer’s side through due diligence, negotiation and coordination. Philipp Schomberg, co‑founder of KINGSTONE RE and CEO for Poland, said the closing “represents a major milestone in our further growth strategy.”

For investors, the deal’s focus on a single trophy asset while leaving the rest of the complex on the market suggests a pipeline of future opportunities. The untouched six‑building portfolio could become a target for other institutional players seeking exposure to the Tricity region.
Market observers note that Poland’s office sector continues to benefit from yield differentials versus Western Europe. Pawel Sobolewski, managing director for Poland at KINGSTONE RE, highlighted that “the yield spread compared to Western European markets still remains a key driver for international capital.” He added that Poland’s strong economic performance keeps the country ahead of many European peers in GDP forecasts.
After the acquisition, KINGSTONE RE will assume long‑term asset management of Olivia Star, acting as STRABAG’s exclusive operating partner. Schomberg confirmed that the firm will “continue to manage the onboarding process and establish institutional asset management structures.”
Looking ahead, the transaction may signal a broader shift toward consolidating premium office assets in Poland rather than expanding speculative developments. If investors keep favoring stable, high‑occupancy towers, the demand for similar properties could rise, potentially driving up prices for remaining assets in the Olivia Centre complex.
